Terms & Definitions
Schematic Design (SD) - First of five* phases in a typical architecture project. Learn more here.
Design Development (DD) - Second of five* phases in a typical architecture project. See above link for more information.
Guaranteed Maximum Price (GMP) - Method of pricing used in contracts. Fairly safe when used in known project parameters - but can be limiting when there are many unknown variables that impact costs. Learn more here.
Furniture, Fixtures & Equipment (FF&E) - My engineering professor used to say “If you imagine a building as a dollhouse and if you shake everything out - the things that fall out are ‘FF&E’.” See description here.

*Some sources will list more than 5 phases because pre-design and other phases are included. It’s important to sync with the team because many projects are budgeted by phase and may require work to be broken up and billed within a specific phase.
